Working together to build your dream home
It all starts with a cup of coffee. We will meet with you and discuss your dreams and work through your “wish list” for your new home. What details do you want in your new home? What are the must haves, and the hope to haves?
Most clients have a very good idea of what is important to them but often articulating these ideas, without leaving anything out can be a challenge. Our first priority is to make sure we are aware of your needs, special concerns and deepest desires that will make your new home a place you can enjoy for years to come.
The specifics of your lot: topography, and the direction your new home will be facing are very important as we work through floor plan ideas and building envelope decisions.
There a lot of things to consider:
- total square footage
- number of bedrooms
- number of bathrooms, adjoining bathrooms
- storage
- size of your family
- In-law or rental suite potential
- Aging in place considerations
- Outdoor living – ie. deck space, pools, hot tubs and garden areas
Finishes are very personal and we will walk you through every aspect of each interior space to determine your likes and dislikes. From crown moldings and light fixtures to flooring choices, cabinetry, countertops and smart home automation, we pay attention to every detail, and work with you to create a space that you’ll love.
Contracts:
SET PRICE – fixed price construction is more expensive but can be easier to navigate if you are only concerned with the final budget number.
COST PLUS – while this model has been a common way of building in the past, we have found that this method ends up costing you more in the long run. As material costs change (usually due to inflation and supply chain woes) so does your “cost plus” number. Furthermore, with a “cost plus” project there is no urgency to finish the house. There are pros and cons to consider but extending the construction process out for 2 years may not be a wise way to go.
MONTHLY MANAGEMENT – is our preferred model for new home construction. Most of our clients choose this. We look after all the details of your custom home build for a fixed monthly fee. If you want to upgrade fixtures and spend more in certain areas, our management fee will not automatically increase as long as we can hold to the original timeline.
